What is circulation and how is it calculated?
Circulation is the space that allows people to move comfortably and safely throughout an office, including corridors, walkways and the clearance around workstations, meeting rooms and furniture. In workplace planning, circulation is typically allowed as 25–35% of the usable office area, depending on the workplace layout. Open-plan offices generally require less circulation than layouts with many enclosed rooms. During the design stage, circulation is refined to comply with fire safety, accessibility and building requirements while supporting an efficient workplace layout.
What’s the difference between net area and gross area?
Net area is the space your organisation actually occupies and uses, including workstations, meeting rooms, collaboration spaces and internal circulation. Gross area is the area quoted by the landlord and includes column spaces and in some cases a proportion of shared building spaces such as lift lobbies, toilets and service areas. Our calculator estimates the net usable area your workplace requires. When evaluating properties, this can be converted into the gross area used for leasing.
